Ground Floor Retail Space in Affordable Apartment Buildings, East Liberty Neighborhood

 

RES proposed alternative tenanting strategies for ground floor retail space in two apartment buildings that will be constructed in the East Liberty neighborhood on Pittsburgh’s east side.  The area near the new buildings is undergoing a renaissance, with new housing construction (both market-rate and affordable), office renovation, three proposed hotels, and a very successful new shopping center.  Although TCB’s apartment buildings will not have a large amount of shop space, the developer is seeking tenants that will generate revenue and compliment (not compete with) other retailers already established in the area.

Market Analysis for a Proposed Active Adult Residential Community

 

When Katz Builders signed an Agreement of Sale to purchase a 100-acre parcel in East Coventry Township, Chester County, the company retained Real Estate Strategies, Inc. to analyze the market for development of a 300-unit active adult community on an 80-acre portion of the property.  As proposed, Katz would develop a mix of single-family detached and townhouse units together with a community center and walking trails.  RES analyzed the performance of comparable active adult communities including unit sizes, pricing, features, amenities, and absorption pace.  We also evaluated site features and amenities and the location of each comparable development in relation to the proposed development site.  Our findings included recommendations addressing unit types and pricing, features and amenities, and absorption estimates.
