Market Analysis and Financial Structuring Research for a Mixed-Use Development

 

RES is part of a development team that was recently selected to develop the Town Center West mixed-use project on a part of the Swarthmore College campus adjacent to the Swarthmore SEPTA regional rail station and Swarthmore Borough’s central business district. The project will include hotel, condominium, and retail components a well as public spaces designed to link the college and the Borough’s downtown. RES assisted the developer with formulating the residential component of this project.

Business District Revitalization Study

 

RES was retained by Woodbridge Township to prepare a revitalization study for the Main Street Business District.  This five block area is the traditional downtown of this large municipality and has been under the jurisdiction of a Special Improvement District for the past decade.  A New Jersey Transit rail station sits at the heart of the business district.   Despite the physical improvements and marketing activities undertaken by the SID, the mix of stores and services in the business district has deteriorated, and a number of vacancies exist.  RES analyzed existing business conditions and prospective demand and made recommendations regarding merchant attraction, theming of the district, transit-oriented development approaches and other strategies for revitalization. In addition to conventional market analysis, our approach to this engagement involved extensive merchant interviews as well as three survey initiatives:  a shopper intercept survey; a commuter survey; and a mail survey to a sample of Township residents.

Germantown and Wayne Junction Transit-Oriented Neighborhood Plan

 

Real Estate Strategies, Inc. was part of a consultant team preparing a plan for the Germantown neighborhood of Philadelphia.  This neighborhood includes five SEPTA regional rail stations as well as numerous bus routes, and the goal of the study was to explore residential and business district revitalization strategies that take advantage of the neighborhood’s rich transit resources.  RES served as market analyst for the team, preparing economic and demographic profiles of three sub-sections of the study area and advising on market issues influencing development plans.  In particular, the profiles identified specific real estate market opportunities within each of the areas, particularly as they relate to redevelopment around the train stations.  RES participated in stakeholder outreach and community visioning sessions and assisted with the development of the plan’s implementation strategy.
