Site Selection Analyses for a New Manufacturing Facility
RES has completed two separate manufacturing site selection analyses for an established manufacturer in the aerospace sector. For each engagement, RES identified the factors that were critical, important and preferred by the company’s management and evaluated metropolitan areas throughout the United States based on these criteria. Our analyses involved collecting and evaluating data about labor force characteristics and availability; real estate availability and costs; and quality of life issues among other factors. Our study ranked metropolitan areas based on the company’s criteria and provided additional data and economic development contact information for a short list of communities.

 

The Birth Center
Lease vs. Buy Analysis
Real Estate Strategies, Inc, was asked to assist The Birth Center, a Bryn Mawr, PA midwifery organization in evaluating potential facilities expansion options. The Birth Center had outgrown its facility and its client base had shifted westward. The organization needed to understand whether it was more feasible to build or lease a satellite facility farther west or to construct a new facility at their current location. RES explored the availability of suitable sites and commercial space in the western suburbs. We then created a series of financial models showing the capital and operational costs of each option. These tools allowed The Birth Center’s board to evaluate each plan and ultimately, to commit to construction of a new expanded facility in Bryn Mawr.

 

Opus East, LLC
Industrial Market Analysis
RES worked with Opus East, LLC to identify the industrial development potential of a large parcel of land located at an interchange of Interstate 78 in Berks County, Pennsylvania. The County’s industrial development corporation wished to encourage uses other than warehouse/distribution. RES completed a targeted industry analysis focused on food processing and manufacturing uses and identified issues related to location and infrastructure requirements that would impact the ultimate development potential of the site.

 

Woodbridge, Township, New Jersey
Business District Revitalization Study
RES was retained by Woodbridge Township to prepare a revitalization study for the Main Street Business District. This five block area is the traditional downtown of this large municipality and has been under the jurisdiction of a Special Improvement District for the past decade. A New Jersey Transit rail station sits at the heart of the business district. Despite the physical improvements and marketing activities undertaken by the SID, the mix of stores and services in the business district has deteriorated, and a number of vacancies exist. RES analyzed existing business conditions and prospective demand and made recommendations regarding merchant attraction, theming of the district, transit-oriented development approaches and other strategies for revitalization. In addition to conventional market analysis, our approach to this engagement involved extensive merchant interviews as well as three survey initiatives: a shopper intercept survey; a commuter survey; and a mail survey to a sample of Township residents. Deliverables included a report to the Township and an information package suitable for distribution to merchant and developer prospects.
